How Spanish banks really calculate what you can borrow
Two limits, and the lower one wins.
Limit 1 — the property. Banks lend a percentage of the price or their own valuation, whichever is lower: typically 60–70% for non-residents, up to 80% for residents.
Limit 2 — your income. All your loan payments together — the new Spanish mortgage plus everything you already pay at home — should stay under roughly 30–35% of your net income. Banks also stress-test variable rates, checking you'd cope if rates rose.
Three worked examples
UK couple, €5,500 net/month, €900 UK commitments → room for ~€1,000/month → loan ≈ €175,000 → with 70% loan-to-value, a budget around €250,000.
Dutch retiree, 63, pensions €3,800 net/month, no debts → payment room ~€1,250, but the term is capped to age 75 — 12 years — so the loan lands nearer €130,000. Shorter terms cut borrowing more than people expect.
German freelancer, three years of accounts averaging €80,000 gross → banks average the years and may trim volatile income 10–20% → a realistic loan of €220,000–€250,000.
