Spanish mortgage requirements: what banks will ask for

You'll need: a passport and NIE number, proof of income (payslips or 2–3 years of accounts), your last two years of tax returns, six months of bank statements, a credit report from your home country, and details of existing debts.

The three things every bank checks

Can you afford it? All loan payments — new and existing — under ~30–35% of net income. Is your income stable? Permanent employment, established self-employment, or reliable pensions. Is your money traceable? Deposits need a paper trail; anti-money-laundering rules are strict.

The master checklist

Passport · NIE (we'll help you get one) · 6 months of bank statements · 2 years of tax returns · home-country credit report · list of current loans · proof of deposit funds and origin.

Employed: add 3–6 payslips and an employment contract. Self-employed: 2–3 years of accounts, business statements, accountant's reference. Retired: pension statements and income evidence.

Translations, apostilles and the NIE

Don't translate anything yet — banks differ, and paying for translations you don't need is a classic waste.
